Greenhouse vs Hoop House vs High Tunnel

Three words for structures that overlap heavily. Here is the real line between them, what each is genuinely better at, and the cost comparison that only works once you include re-covering the film.

What each term actually means

The words get used loosely, which is most of why the comparison confuses people. Here is how the industry uses them.

  • Hoop house. An arched frame - usually bent steel tube or conduit - covered in polyethylene film. Unheated, no permanent foundation, crops grown directly in the ground beneath it. Ventilated by rolling up the side walls or opening the ends.
  • High tunnel. The same structure built taller and stronger, sized so you can work upright and drive equipment in. In US agricultural programs the term has a specific meaning tied to in-ground production and the field is where the crop is.
  • Greenhouse. A structure with rigid glazing - twinwall polycarbonate or glass - a permanent base, doors rather than open ends, and usually the ability to heat and control the environment. Crops may be in the ground, on benches, or both.

The clean line between them is not size. It is this: a hoop house modifies the climate, a greenhouse controls it.

Which one you actually want

Choose a hoop house or high tunnel if your unit of thought is beds rather than benches, you want the maximum covered ground per dollar, you are growing field crops in soil, and you have the space and the tolerance for an agricultural-looking structure. For a market grower extending the season on 2,000 sq ft of soil, nothing else comes close on cost.

Choose a rigid-panel greenhouse if you want to start plants as well as grow them, you want to keep something alive through winter, the structure sits within sight of the house, or your plot is measured in hundreds of square feet rather than thousands. Twinwall insulates in a way film does not, and that is what makes propagation and overwintering practical rather than merely possible.

The cost comparison people get wrong

Hoop houses look far cheaper per square foot, and up front they are. The figure to include in the comparison is re-covering: greenhouse film is a consumable that needs replacing every few years, and it is a whole-structure job requiring a still day and several pairs of hands. Over the life of the structure the gap narrows considerably. Cost the film replacements in before you decide.

The overlap in the middle

Plenty of structures sit between the two definitions, and this is where the terminology breaks down entirely.

A full-arch greenhouse glazed in twinwall polycarbonate - the Arc Series shape - is a hoop house geometry with greenhouse glazing. It sheds snow like a tunnel because of the curve, ventilates end to end like a tunnel because of the doors at both ends, and insulates like a greenhouse because of the sealed air gap in the panel. That is the point of the form: it takes the structural efficiency of the arch and puts a durable, insulating skin on it.

Similarly, a heated, benched high tunnel is a greenhouse in everything but name, and a small unheated polycarbonate house is functionally a rigid hoop house. Buy on the properties you need - insulation, glazing life, height, ventilation, footprint - rather than on the label.

Permits, programs and the paperwork difference

This is one place the distinction has real consequences, and it is worth checking before you choose.

Some jurisdictions treat a film-covered tunnel with no foundation as a temporary or agricultural structure and regulate it lightly, while treating a glazed structure on a permanent base as an accessory building subject to permits and setbacks. Others make no distinction at all, or key entirely off floor area. There is no national rule and no reliable shortcut - a call to your local building department settles it in ten minutes.

On the agricultural side, USDA Natural Resources Conservation Service has run cost-share assistance for seasonal high tunnels through its conservation programs. Eligibility, funding and terms change, and it is aimed at in-ground production rather than backyard hobby growing, so check current details with your local NRCS service center rather than treating it as a given.

Weather: where each one fails

Hoop houses fail at the covering. Film tears at a loose batten, flaps itself apart at a worn edge, or collapses when wet snow loads a shallow arch faster than it can slide. The frame usually survives; the skin does not. Snow on an unheated tunnel has to be pushed off, and that means being there when it falls.

Rigid greenhouses fail at anchoring, if they fail. The panels take impact well and the arch sheds snow, but the whole structure is still a light box with a large sail area. Uplift is what removes greenhouses, and anchoring is what stops it. Greenhouse and hoop house questions

What is the difference between a greenhouse and a hoop house?

A hoop house is an arched frame covered in polyethylene film, unheated, with crops grown in the ground - it modifies the climate. A greenhouse has rigid glazing, a permanent base and usually the ability to heat - it controls the climate. The practical difference is insulation and glazing life.

Is a high tunnel the same as a hoop house?

Effectively yes, with high tunnel usually meaning the taller, stronger version you can work upright in and, in US agricultural programs, one used for in-ground production. Both are film-covered and unheated by definition.

Is a hoop house cheaper than a greenhouse?

Per square foot of covered ground, yes, and by a wide margin. Include the cost of re-covering the film every few years before you compare, because that is a recurring whole-structure job that rigid glazing does not have.

Can you heat a hoop house?

You can add a heater, but a single layer of film has almost no insulating value, so most of the heat goes straight out. Growers who need warmth in a tunnel usually add a second inflated film layer or heat a smaller enclosure inside rather than the whole volume.

Which is better for a backyard?

For most backyards, a rigid-panel greenhouse. It suits smaller footprints, looks appropriate next to a house, insulates well enough to propagate and overwinter, and does not need re-covering. Hoop houses come into their own once you are covering thousands of square feet of soil.
